Identity
Passport + valid UAE residence visa
All pages of passport. Visa must have ≥ 6 months validity.
Emirates ID (both sides)
Must be valid and unexpired.
Income proof
Salary certificate (≤ 30 days old)
On employer letterhead, addressed to the bank by name. Must state position, start date, and gross monthly salary.
Last 6 months bank statements
Salary-receiving account. Stamped if not internally available to the lender.
Last 3 payslips
Some lenders accept 6. Required only if salary certificate doesn't itemise allowances.
Liability proof
Liability letter (≤ 30 days old)
Lists every existing credit card limit, personal loan, and car loan. Source: existing bank or Al Etihad Credit Bureau report.
AECB credit report
Lender usually pulls this; buyer can pre-purchase for AED 89 to spot issues early.
Property docs
Sale + Purchase Agreement OR MoU
For resale: signed MoU. For off-plan: developer reservation form + SPA draft.
Title deed of property
Resale only — seller provides.
Property valuation report
Lender-assigned valuer. Buyer pays AED 2,500-3,500.
Identity
Passport + valid UAE residence visa
Visa typically issued via your own trade licence.

From business bank — overdrafts, trade finance, equipment loans. Lenders weight 50-70% into DBR.

Both personal AND commercial bureau pulls for self-employed.

Resale: title deed. Off-plan: Oqood interim registration certificate.
Valuation report
Lender-assigned. AED 3,000-4,000 for self-employed deals.
