If the property is mortgaged, the outstanding balance is repaid from the sale proceeds before you receive anything. The bank issues a liability letter with the exact payoff figure for the transfer.
Repaying a mortgage early triggers a settlement fee — CBUAE caps it at 1% of the outstanding balance or AED 10,000, whichever is lower. It applies whenever you clear the loan ahead of term, including on a sale.
The headline 4% transfer fee is a buyer cost, so it isn't deducted from your proceeds. Your side is the agent commission, the mortgage payoff, the NOC, and trustee-office charges.
The developer's No-Objection-Certificate fee and the registration trustee-office charge are modest fixed amounts, but they come out of your proceeds — include them rather than rounding to zero.
If the sale price doesn't cover the mortgage payoff plus costs, you must bring the shortfall in cash to complete the transfer. The calculator flags this so there's no surprise at the trustee office.
