What the numbers mean

Milestone percentages

Dubai developers sell off-plan on a payment plan expressed as percentages of the price tied to construction stages — e.g. 20% on booking, instalments during construction, a slice on handover, and sometimes a post-handover tail. The percentages must add up to 100%.

Cash due per stage

Each milestone's percentage applied to the price gives the AED you must pay at that stage. The calculator also shows the running cumulative total so you can see how much you'll have paid by any point in the build.

Post-handover plans

A post-handover percentage spreads part of the price over the months or years after you get the keys — easing cash flow but usually at a higher headline price than a pay-on-handover plan. Set it to 0% for a classic construction-linked plan.

Three realities to keep in mind

Fees sit outside the plan

The 4% DLD fee, the Oqood off-plan registration fee, and agency costs are paid separately in cash — they are not part of the developer's payment percentages. Budget them on top.

Construction risk is real

Off-plan payments are construction-linked and held in a RERA escrow account, but delays happen. Check the developer's track record and the project's escrow and completion status before committing.

Headline price vs cash flow

A generous post-handover plan eases your cash flow but often carries a higher price than paying on handover. Compare the all-in cost, not just the monthly comfort, against a mortgage on a ready unit.
