What the numbers mean

Daily rate

The annual service charge divided by the days in the billing year. It is the cost of one day of building services — security, cleaning, maintenance, the chiller plant and the reserve fund — for your unit, and the basis for any part-year bill.

Days charged

When you take handover or complete a purchase mid-year you only owe the Owners' Association for the days from that date to the end of the billing year. Multiply the daily rate by those remaining days to get the pro-rated amount.

Share of the annual charge

The pro-rated amount as a percentage of the full annual charge — a quick sense-check. Take handover with a third of the year left and you owe roughly a third of the annual figure, before any rate change the OA may apply.

Three realities to keep in mind

Rate times area

The annual charge is the community's rate per square foot multiplied by your unit's area. A higher-amenity tower with pools, gyms and concierge carries a much higher rate than a simple building — check the actual rate for your community rather than assuming.

Billing year varies

Owners' Associations may bill on a calendar year or a fiscal year, and some collect quarterly. The pro-ration only matters relative to that period, so confirm when your community's service-charge year starts before counting the days.

It is not the only handover cash

The service-charge slice is one part of the cash due at handover. You may also owe DEWA and chiller deposits, the final payment milestone and registration fees — budget the full bundle, not just the service charge.
